What do you think is the Main difference between every Estate Agent?

  • Is it the position of their office on the road?
  • Is it what their property details look like?
  • Is it their working hours?
  • Is it their website?
Nope, It’s none of the above. Someone once said to me “you estate agents are all the same”. Well, in a way there were right.

Think about it, nearly every estate agent does what we do:

We Advertise
on Rightmove

We Advertise
on Zoopla

We provide floorplans and video tours

We have a prominent high street office

We have 10 members of staff

We are members of the NAEA & ARLA

So if we all do the same thing how do you choose who you want to sell your home?

This leads back to my original question. What is the main difference and the answer is simple, its people, in particular the staff that you will be dealing with while trying to sell your home. We can ALL sell you property so why not make the journey an enjoyable one but picking an agent you like and get along with.

Many sellers make the mistake of picking the agent that valued their property the highest or offered the lowest fee, or said that because they have millions of offices they can sell it quicker.
DON’T BE FOOLED, THEY’RE JUST TRYING TO GET YOUR SIGNATURE ON THAT CONTRACT.

Over Pricing

You know roughly how much your home is worth so if the valuation sounds too good to be true that’s because it probably is. We do extensive research before every valuation to make sure the price we quote is realistic in the current market place.

Cheap Fees

Everyone loves cheap but as the old saying goes “you get what you pay for”. You are trusting your agent to look after your most valuable asset and get you the highest possible price. Bigger incentive = Bigger motivation

Companies with Multiple Offices

Any estate agent that has multiple offices or is a corporate company will use this to try and win your instruction. They will say the other offices will send potential buyers from other areas etc. Do you honestly think, just because they have an office in Orpington, who don’t care about your property because they have 100 of their own to sell, it will help them sell your property quicker or for more money. I don’t think so !!

Multi Agency

Don’t forget what we mentioned earlier, most estate agents pretty much do all the same thing, so why would you get 3 to all do the same thing, it doesn’t make sense. Have you ever looked at Rightmove and seen the same property listed 3 times by 3 different agents. You will be thinking the same as everyone else.

1 – Must be struggling to sell it
2 – I wonder what’s wrong with it?
3 – Must be overpriced if 3 agents can’t sell it
4 – Must be desperate to sell, i bet they will take a silly offer

Good property photos, accurate floor plans, a welcoming office. Yes, all these are important but trust, honesty, experience, friendliness, empathy, understanding, flexibility and dedication. These are the qualities that are installed in every member of the Property Cafe.
