Finding out your needs

A member of the Property Cafe team will visit you, by appointment, at your property to discuss your goals and priorities. To best understand your circumstances and objectives, we will ask several questions as there are many factors involved in selling a property.

Giving an honest and educated valuation

We will explain how we work and offer you our opinion on how to proceed to achieve the best result for you. This is based on our experience, knowledge of the market and recently sold properties, the local area and your circumstances. Usually, after the initial meeting, we will call you to inform you of the valuation we believe is correct for your property and the reasons for it. This valuation is included in a comprehensive sellers’ pack confirming all we have discussed. Any further questions you may have, we will be happy to answer.

Showing your property, at its best, to the world

At Property Cafe we pride ourselves on offering the highest quality photography that showcases every property at its very best. We will arrange for professional photographs to be taken; create a floor plan and write a detailed description; once you have approved the photos and text, we display the information in our prominent office window and on the Property Cafe website, along with other major property portal sites, including Rightmove and Zoopla, and Facebook and Twitter, to give your property the best exposure and coverage throughout the UK and abroad. The team will communicate with our registered buyers and search agents to make them aware of this exciting new instruction.

Our experienced sales team will be with you every step of the way, keeping you updated of all viewings, feedback and our progress.

Getting you the best deal

All offers that come via Property Cafe will be communicated to you by telephone as well as in writing by a member of the Property Cafe team. If an offer is not what you hoped for, Property Cafe will offer you honest advice and if necessary, will negotiate on your behalf to reach the best possible outcome.

Once an offer has been accepted, we will work with all parties to exchange and complete contracts as soon as possible. It is at this stage that the Property Cafe team communicate with the solicitors at all key points, while acting for both parties and dealing with any situations that may arise, in order to reach the desired goal. When you are ready to sell, we take full details, such as measurements, descriptions and photographs allowing us to prepare your marketing material. Every member of our sales team will visit your property. Whilst in time this would happen anyway through viewing activity, how can the estate agent fully explain your property unless they have seen it for themselves? It also gives you a chance to meet the team.

3. First impressions count

By using professional equipment and skilled photography, we are sure to present your property in the best possible light and capture the key features that will appeal to your target audience.

4. Full-colour property brochures

Our colour property brochures highlight the best features of your property and provide buyers with information such as floor plans and EPC ratings. Plus there’s a chance for you to have your say about your property – nothing says it better than "a few words from the seller."

Time is allocated to contacting our extensive database of buyers and your property is uploaded to the major property websites, as well as our Facebook and Twitter accounts.
